Nearly two decades after opening, One Raffles Quay faced a new commercial reality. Premium tenants increasingly expected workplaces to provide an elevated tenant experience alongside high-quality office spaces. Rather than redevelop the landmark, the owners launched an Asset Enhancement Initiative to strengthen tenant appeal and reinforce the building’s long-term competitiveness while preserving the identity that established One Raffles Quay as a Marina Bay icon.

Gensler repositioned One Raffles Quay through design that transforms arrival, strengthens connections, and delivers hospitality-inspired experiences across an established commercial landmark.

Gensler approached the project as a strategic repositioning exercise, focusing on the spaces that most shape perception and everyday use. Across the North Tower, South Tower, and Garden Plaza, the design introduced a more cohesive language, using warmth and intuitive movement to create a seamless, contemporary experience. Lobby environments were refreshed to improve arrival and reinforce identity, while the plaza became an urban lounge that supports activity and interaction beyond the office floor.

The process began by identifying where design could create the greatest strategic value: arrival, circulation, shared amenities, and the relationship between the two towers and Garden Plaza. From there, the team developed clearer movement patterns and a hospitality-led public realm to enhance the tenant experience and strengthen the asset’s long-term competitiveness.
