With three major street frontages, 555 Collins Street presented a rare chance to activate Melbourne's ground level and reshape the public realm.
The site once housed the Federal Coffee Palace, one of Melbourne's grandest 1880s buildings, whose 1972 demolition helped spark the city's heritage protection movement. Redeveloping this prominent corner meant balancing that legacy with the future. Charter Hall needed a precinct that could restore a sense of scale and civic presence to the site, while meeting rising expectations for workplace flexibility and sustainability. With three major street frontages and proximity to Southern Cross Station, the site presented a rare opportunity to reactivate an entire block of Melbourne's CBD.

From brief to build: how research, benchmarking, and user journey mapping shaped a strategic framework for the entire 555 Collins Street ecosystem.
Realising 555 Collins Street began with extensive research, societal and cultural analysis, global benchmarking tours, and collaborative workshops that shaped the master plan long before design began. This grounded the project's "people-first" philosophy in evidence, not assumption. The North Tower was delivered as the first of two connected stages, with construction sequencing designed to keep an adjacent leased building operational, while enabling the two towers to eventually connect into a single, combined campus once the second stage is complete.
