Cherry Creek West is a pedestrian-first, mixed-use development that gives one of Denver's great neighborhoods something it's never had: a front yard, blending office and residential into a vibrant urban ecosystem.

Cherry Creek, celebrated for its retail, dining, and cultural energy, had long been separated from the creek and nearby neighborhoods by an expanse of surface parking and car-oriented retail spaces.

The disconnect created physical and experiential barriers, limiting walkability and continuity. Cherry Creek West responds with a new model for how urban districts can evolve. Building upon Cherry Creek's vitality, the project restores connections to the creek and community through an integrated natural environment.

    A Neighborhood Disconnected

    Cherry Creek North has long been separated from its namesake creek by surface parking and limited pedestrian infrastructure. While the surrounding neighborhood is highly walkable, the land that would become Cherry Creek West stood in sharp contrast: an underutilized stretch of retail buildings surrounded by surface parking.

    The Pedestrian-First Challenge

    Building upon Cherry Creek North's vibrant mixed-use character, Cherry Creek West goes further, removing the car from the public realm as much as possible. The design challenge can be summarized by a simple vision: a parent letting go of their child's hand without worrying that they'll run into a street.

    Unapologetically Sustainable

    Cherry Creek West is envisioned as a model for sustainable, wellness-focused design and will be one of the largest models for sustainable neighborhood infill development in the Rocky Mountain region. High-efficiency building systems and performant facades support a "park once" community where daily needs are met close to home, while native landscaping and rainwater gardens invite Colorado's flora and fauna to thrive.

Cherry Creek West introduces a walkable district where homes, trails, cafés, and workplaces converge.

At its heart, One Cherry Creek offers a premier office destination designed for productivity and wellness with top-tier amenities. Green spaces and retail activate the district's streetscape, supported by a shared parking model designed to reduce overparking and encourage people to park once. Every element is guided by sustainable principles, from stormwater reuse and native landscaping to high-performance building systems. The district-wide underground garage integrates daylight and vertical connections to support a pedestrian-first landscape.

From brief to build: the client's vision for Cherry Creek West was to put the pedestrian first.

The single biggest impact on urban space is the car, and the only way to put the pedestrian first is to minimize vehicular impact at the street. Cherry Creek West handles all its parking needs entirely below grade and positions entrances to the garage at the edges of the site to reduce the number of cars driving through the project. Service alleys, typical in Denver, were removed and replaced instead with pedestrian streets that flow between buildings. Building servicing, loading, and garage access are all handled through a single access point in each building to further minimize vehicular impact. Other services such as water entry rooms are handled below grade. What remains are buildings with most of their frontages dedicated to lobbies and retail space to create a highly active pedestrian realm. Green infrastructure including rainwater gardens, native plantings, and shade trees is spread throughout the open space, supporting the district's LEED Gold target and its projected daily emissions reduction.

    Cherry Creek West reconnects the neighborhood to the creek with a rich network of pedestrian streets and open space that thread through the development.

    Pedestrian-First Design

    The district sets a new standard for resilient urban development in Denver by moving 2,000 parking stalls below-grade, allowing buildings to be fully activated from ground to penthouse and the public realm to be predominantly plazas, park space, and pedestrian streets.

    Cherry Creek West will be a model for sustainability on several levels. On an architectural level, the project will feature high-efficiency building systems and performant facades. The public realm prioritizes native species and rainwater gardens that support a LEED Gold target and a projected reduction of approximately 13.7 metric tons of emissions daily. More broadly, the project is being designed as a complete neighborhood encouraging people to "park once" and meet their daily needs close to home.
