Hilton's first Saigon hotel called for more than luxury. It demanded a hyper-localized, world-class destination on a waterfront site poised to anchor future connections.

As District One rose into Vietnam's premier business address, Hilton faced pressure to belong, not just impress; honoring Vietnamese heritage within a global luxury brand on a tight waterfront footprint. Gensler answered it with a 30-story hotel tower with 368 river-facing rooms rising from a 10-story mixed-use podium with retail, food & beverage, and event spaces. Lifting the lobby atop the podium freed the ground floor for public life while framing sweeping river views and reinterpreting traditional Vietnamese forms through a modern lens for a bold, unmistakably local identity.

Solution

The turning point: separate the tower from the podium, then flip convention by placing the lobby on top to unlock the ground floor for the city.

The solution rests on a dynamic massing strategy: a 30-story, 368-room hotel tower set atop a 10-story podium housing retail, dining, and event spaces. Moving the lobby to the podium's top - a first in Ho Chi Minh City - freed valuable ground-floor area for F&B and retail while gifting guests sweeping river views. Drawing from the horizontal layering of traditional Vietnamese temple construction, the architectural composition juxtaposes two volumes into a rhythmic whole, crowned by a bronzed element that visually anchors the Hilton brand.

Realizing Hilton's first Ho Chi Minh City landmark meant translating an ambitious design concept into a buildable reality on a constrained waterfront site. The team worked through the structural logic of separating tower from podium, resolving how a 30-story, 368-room hotel could rise cleanly above a 10-story podium of retail, dining, and ballroom space. Elevating the lobby to the podium's top required rethinking vertical circulation and guest flow from the ground up.

Impact

A once-constrained waterfront site has become Ho Chi Minh City's newest icon, redefining what a five-star hospitality experience can look like in Vietnam.

From an iconic rooftop bar to a refined ground-floor welcome, the hotel weaves local storytelling into every layer, becoming a cultural landmark for the city.
