Opportunity

How could underused office buildings help relieve Cambridge’s shortage of laboratory space while giving growing science businesses greater flexibility and speed to market?

Cambridge’s thriving life sciences ecosystem has created intense demand for high-quality laboratories, particularly among start-ups, spin-outs and scale-ups that need room to grow. Longfellow saw an opportunity to meet that demand without starting again. Its first UK development transformed three existing office buildings into flexible scientific workplaces, retaining as much of their structure and fabric as possible. The challenge was to introduce the technical infrastructure required for modern laboratories while creating adaptable spaces that could accommodate different tenants, scientific uses and stages of growth.

Solution

Gensler developed a repeatable retrofit model that combines robust laboratory infrastructure with adaptable planning, enabling different science businesses to move in and grow quickly.

Across three buildings, Gensler retained existing structural frames and façades while upgrading drainage, thermal performance and MEP systems for laboratory use. Flexible suites range from 6,000 to 12,000 square feet and can accommodate four to seven tenants per building. Modular benching and fitted CL2 laboratories support changing scientific requirements, while welcoming reception, workplace and breakout areas encourage interaction beyond the lab. An 80% speculative fit-out completes much of the infrastructure in advance, leaving tenants to customise the final 20% around their specific needs. The 3 renovated buildings are now projected to be Carbon Positive by 2029 when compared to ‘doing nothing’.

From brief to build: how three underused office buildings became adaptable laboratories through careful retention, technical upgrades and a repeatable approach to fit-out.

Gensler began by testing how much of each office building could be retained while meeting the demanding servicing requirements of laboratory use. Existing frames and façades were preserved, with drainage, MEP systems and thermal performance strategically upgraded. Lab planning tested different subdivision scenarios, enabling smaller tenant suites to combine into whole floors or entire buildings as businesses grow. A speculative fit-out model established common infrastructure in advance, while modular benching and adaptable layouts provide further flexibility for different occupiers and scientific requirements.

Impact

CamLIFE transforms existing real estate assets into an ecosystem for scientific growth, adding flexible move-in ready laboratory space to the market while reducing carbon.

Carbon reduction targeted both embodied and operational outcomes which were achieved by reusing all of the existing structure and façade, reusing existing materials like carpet and lighting, upgrading the building fabric with strategic infills and transforming infrastructure into a more efficient all electric system.
