Opportunity

As audiences seek out in-person experiences that offer a deeper level of connection, exploration, and escape, developers are leveraging the tenets of themed entertainment to create new destinations.

AREA15 has been at the forefront of this movement since its launch in 2020. Attracting millions of visitors per year for its surrealistic, art-forward approach, AREA15 has helped redefine immersive attractions. To build on its success, AREA15 wanted to expand from a single complex to a diversified mixed-use district filled with best-in-class art, entertainment and guest experiences.

Why This Matters

  1. 01

    A New Entertainment Category

AREA15 is not a theme park, mall, or museum. Defining and building a new category of destination required a design that could hold that ambiguity and make it feel intentional.

  2. 02

    Stakes for Las Vegas

The city’s entertainment economy depends on constant reinvention. A successful expansion signals that world-class immersive experience design could anchor a district, not just a single venue.

  3. 03

    Flexibility as a Business Imperative

Immersive entertainment evolves rapidly. A rigid building program would age quickly. The design had to support rotating tenants, shifting programming, and experiences not yet imagined.

Solution

Gensler collaborated with AREA15 to expand an 80-acre immersive ecosystem with Zone 2: The Terminals.

This phase features 290,000-square-feet of public plazas and flexible spaces that host unique pop-ups and rotating programming. The design creates a vibrant public realm, shifting from intimate moments to large-scale spectacle. Non-linear building placement forms inviting nooks that encourage gatherings, while the spine connects attractions, dining, retail, outdoor activations and interactive displays. A repurposed Boeing 747 anchors the expansion as an unforgettable event venue.

From brief to build: a project that demanded a design process as flexible and inventive as the district it was creating.

Gensler’s scope spanned narrative development, creative direction, experience strategy, architectural and interior design, program development, and technology and brand-experience integration. That breadth was intentional. Designing an immersive entertainment district requires more than building placement and material selection. It requires authoring a world. The team developed a flexible framework that could accommodate tenants and experiences across a wide range of scales and formats, from intimate 100-person gathering spaces to large-format outdoor events, while maintaining a cohesive district identity from the first visit to the hundredth.

Impact

AREA15 pulls guests into a world of wonder, curiosity, and exploration, weaving together different tenants through a collection of venues to create an immersive destination.

Families by day and adults by night keep the district alive, while AREA15’s bold mix of art, entertainment, and play drives Las Vegas’s next immersive era.

FAQ

01

What is AREA15 and what did Gensler design?

AREA15 is an immersive entertainment district located just west of the Las Vegas Strip. Gensler served as design architect for Zone 2: The Terminals, a 12-acre expansion that adds 290,000-square-feet of programmable space, eight new buildings, four public plazas, and a repurposed Boeing 747 event venue to the existing campus.

02

How does the design support a rotating mix of tenants and experiences?

The district is built on a flexible framework rather than a fixed program. Non-linear building placement, adaptable storefronts, and a range of venue sizes allow AREA15 to accommodate new tenants, seasonal programming, and large-format events without requiring significant reconfiguration.

03

What is the Boeing 747, and why is it significant?

A repurposed Boeing 747 serves as the signature anchor of The Terminals expansion and functions as an event venue. It embodies the district’s commitment to the unexpected and gives Zone 2 an immediate landmark that no other entertainment destination can replicate.
