For decades, Warner Center has been defined by suburban office parks and single-family neighborhoods, a district with significant land, infrastructure, and regional access, but without a true urban gathering place. When the Kroenke Organization acquired about 100 acres in 2022, the vision was clear: build the Rams' permanent headquarters not just as a team facility, but as the anchor for a vibrant, publicly accessible gathering place that could serve the Valley for generations to come.

Solution

The project design places the Rams’ headquarters at the center of a fully integrated neighborhood, an anchor that activates everything around it and gives Warner Center its defining identity.

Rather than isolating the Rams' training facility behind a security perimeter, the design threads it directly into the public realm, placing the team's daily life in full view and turning practice days into a civic experience. Two performance venues are deliberately scaled so that the district stays active with a steady rhythm of smaller, frequent events rather than infrequent, oversized ones. Ground-level retail, restaurants, and open space wrap the athletic core, blurring the line between where the team's world ends and the neighborhoods begins. A re-skinned 13-story tower stitches the new district back into Topanga Village to the north, proving that even Warner Center's existing buildings could be reimagined as part of the vision.

The project's foundation was laid in 2022, when the Kroenke Organization assembled approximately 100 acres in Warner Center. This strategic acquisition created the scale necessary for genuine district-level transformation. Rather than revisiting earlier mall-era plans for the site, the team embraced post-pandemic realities: the decline of traditional retail anchors, the rise of mixed-use living, and the demand for authentic public space. Bringing a rare combination of sports facility expertise and mixed-use district planning, the design team developed a program that integrated the Rams' operational needs with the rhythms of a living neighborhood.
